Murcia towns crack top 100 for Spain's hottest property hotspots

Murcia, Cartagena, Molina de Segura and San Javier lead regional surge in buyer demand

Murcia towns crack top 100 for Spain's hottest property hotspotsIf you have been following Spain's push to ease the housing crisis with a €23 billion fund, here's some more evidence of the demand driving it: four Murcia towns have cracked Spain's top 100 most sought-after places to buy a home, per new Idealista data from the last three months of 2025.

The ranking puts Murcia capital at number 37, with homes averaging €227,969. Cartagena follows in 58th spot at €232,808, Molina de Segura is 61st with €268,613, and San Javier rounds out the regional top four in 88th place at €296,979. La Manga del Mar Menor also makes the cut at 77th, averaging €278,868. This ties into the recent coastal price surges.

Madrid still dominates nationally, topping the list with prices over €603,000, ahead of Alcalá de Henares at €288,000 and Zaragoza with €323,658. Idealista bases its list on “data collected and analyzed by idealista/data, a 'proptech' company that provides information” from its full database plus public and private sources.

Seven more Murcia spots are nipping at their heels just outside the top 100:
  • Los Alcázares (106th, €323,796),
  • San Pedro del Pinatar (108th, €291,297),
  • Mazarrón (113th, €212,899),
  • Águilas (117th, €218,456),
  • Torre Pacheco (122nd, €303,899),
  • Lorca (133rd, €205,121),
  • Fuente Álamo (139th, €258,508).

Neighbouring Alicante province leads Spain with 28 towns in the top 100.

This shows Murcia's property market is really heating up, especially along the coast. With the national housing fund kicking in and local demand so strong, it is a good moment for buyers and sellers to stay informed. Which of these towns are you watching?
