According to one 2025 customer data report, the vast majority of new-build buyers are still private individuals. These are not large-scale investors or speculative funds, but everyday buyers including couples, families and single people who are purchasing homes to live in and build their lives around.
 
New-build property demand rises across Spain as families and solo buyers dominate the marketA primary residence accounts for around 50% of sales, making it by far the most common motivation. Replacement housing comes next at about 25%, where people are moving home to suit a different stage of life, whether that is downsizing, upsizing or relocating within Spain. There is also a portion of demand linked to second homes, often purchased for personal use and lifestyle reasons rather than short-term financial gain.
 
Even where investment does play a role, it’s often closer to family planning than speculation. In many cases it involves parents helping children get on the property ladder or households placing savings into a long-term asset that may later be used for rental income or future living arrangements.
 
The buyer profile across Spain is also changing in line with wider social trends. In 2025, the number of people living alone and buying property increased by 78%, reflecting a growing group of single-person households entering the market. Despite this shift, two-person households remain the most common, accounting for around 43% of all purchases.
 
Taken together, this shows a housing market that is no longer defined by the traditional family model alone. Instead, it reflects a wider mix of life situations including young professionals, couples without children, separated individuals and people adapting their living arrangements to new circumstances.

Two and three-bedroom homes are the most in demand, representing 34% and 41% of sales respectively. These are practical, flexible layouts designed for everyday living rather than oversized luxury properties aimed at a small group of high-end buyers.
 
It also challenges another common misconception that new-build housing in Spain is only aimed at the top end of the market. In reality, a significant share of new developments sit within mid-range price levels, where most of the real demand is concentrated. When suitable housing is available, it tends to attract a broad spread of buyers across different budgets and backgrounds.
 
New-build construction activity is also showing continued growth into 2026. Building permits for new housing in Spain began the year with 13,578 units in January, which is an increase of 19.6% compared to the same month in 2025, when 11,355 units were recorded, according to the Ministry of Transport and Sustainable Mobility.
 
Breaking that down further, permits for new single-family homes reached 2,171 units, up 1.8% year on year. Apartment building permits rose more sharply, increasing by 22.8% to 11,327 units. A further 80 permits were issued for other types of new construction, compared with none in January of the previous year.
